Fire Safety Management & Passive Fire Protection Strategy & Planning:
The Mayor Of London - Policy D11 & Policy D3: - Fire Safety Strategy Plan & Local Council Authority (LCA) Planning:
This requires all new builds & refurbishments to comply to the London Fire Strategy & requires an 'Structural Fire Engineer' for new builds & refurbishment works to be approved by the London Council Authority (LCA) and increasingly, your own Local Council Authorities (LCA), most likely also require this high level of prior planning & standard operating procedures. Therefore:
We strongly advise for ANY new build or major refurbishments, you source both an Architect & Structural Engineer to commence with the required planning permissions that are needed to be addressed first & prior to any planning permissions being granted via the LABC.
We recommend your Local Council Authority (LCA), for these works, as they are the final persons whom are going to have to sign-off your proposed plans/ works. However, if your LCA cannot undertake for ANY reason (such as conflict of interest), then you can still seek an appropriately qualified LABC company via the LABC website.
We advise you call your Local Council Authority (LCA) first to discuss your plans, they should then be able to point you in the best/ most practical direction following any information provided, to assist in their guidance.
Passive Fire Protection Guidance:
All commercial & residential premises require a suitable fire safety management plan. This includes Passive Fire Protection.
The type, size and nature of your business operations will dictate the scope of fire safety management planning required.
What is fire compartmentation?
Fire compartmentation in buildings is generally provided by separating elements such as walls, floors & ceilings. It is designed to protect people in and around the building, including fire and rescue personnel from the effects of the spread of fire by containing it in the compartment of fire origin for a specified period of time.
Passive Fire Protection Strategy Report - Our Legal Compliances:
We provide fire safety strategies & fire safety management plans.
Fire Safety Management: Example 1: Even in the most experienced business, we still find major fire risks that present most serious threat to life & property. Whilst we provided suitable hay stacking procedures for our client, if a fire had occurred, it would have resulted in the destruction of their farm & equestrian facility. |
Fire Safety Management: Example 2: Fires can spread through any holes or gaps presented or made available. Such as unchecked contractor works..! If not suitably fire rated, even the best intentions will not stop a fire from spreading from one premises to another. In this instance, the wrong passive fire protection material was used. Foam was incorrect - even if fire rated, the size of the gap requires more suitable fire rating material. Fire batt board with fire rated collars & fire putty to fill larger gaps with fire mastic to make good the seals would be legal. |
Fire Safety Management: Example 3: New Build & Refurbishment Works Are Conducted To The Highest Standards. Such As ADBv2: Fire Safety 2019. Without A Suitable Fire Risk Assessment & Passive Fire Protection Inspection - It Is Clear How Unchecked Contractor Works After Building Planning Approvals Can Lead To Fire Spread. An Suitable Fire Risk Assessment Is Required. |
